PDM is an East African real estate company that has pioneered innovative developments in Kenya for over 50 years. PDM’s Headquarters are based in Kenya, but the firm operates across the entire East African region. PDM is a developer and provider of advisory and consultancy, project management, and property and facilities management services.

PDM’s landmark developments in Kenya include the IPS Building, which was the first high-rise building in Nairobi; the prestigious Nation Centre, set in the heart of the Nairobi’s Central Business District; the award-winning Courtyard along General Mathenge Drive, Westlands and the DTB Centre in Kampala, Uganda. PDM recently developed Vienna Court which stands out as one of the company’s most iconic developments yet. Vienna Court is a premium Grade A office block located on State House Crescent that achieved LEED certification Gold and was awarded the best office development in Africa in the 2017/18 International property awards.

Incorporated in 1963, PDM is an affiliate of the Aga Khan Development Network (AKDN) which has been active in East Africa for nearly a century in the areas of health, education, insurance, tourism, banking, industrial development and property. The major shareholders of PDM are the Aga Khan Fund for Economic Development (AKFED), Jubilee Holdings Limited and Nation Media Group Limited, all of which are part of AKDN.

Advisory

PDM has a dynamic team of experts in the various sectors of real estate ranging from market intelligence; urban-planning; legal and compliance; design and planning; and financial analysis. The team draws industry expertise from a Board Investment Committee (BIC) and Board Audit Committee (BAC), technical board sub-committees, comprised of real-estate industry leaders. PDM employs synergies from this team to deliver Feasibility Studies, Land use planning, Master / Urban planning and Portfolio Optimization

Project Management

For 50 years, PDM has been developing and refining methods and procedures to efficiently control cost, time and quality of a construction project. Project Construction Management services involve project design conception, developing a realistic and complete budget, schedule of planning, and design phase management and construction. PDM has a dedicated project and construction management team that has a combined experience of over 60 years. The team continues to deliver successful projects on time and within budget.

Property Development

Property Development is the main pillar of PDM’s business. This encompasses residential, commercial, hospitality, retail and industrial sectors – whether for sale or retention. Historically the majority of these have been for PDM’s retention where the company derives rental income. The portfolio also includes other partnership arrangements such as; ‘Build to Suit’ (BTS) developments, ‘Build Operate & Transfer’ (BOT) and Joint Venture’s (JV). In addition, the company also undertakes project management.

Property Management

PDM has maintained an excellent track-record in the management of its own and third party property portfolios. The company has strategically integrated a feedback-loop of continuous improvement, innovations and solutions. This has elevated PDM to one of the leading property management companies in Kenya and across East Africa. PDM’s entire portfolio has been successfully maintained at over 95% occupancy.
